Quality is often confused with higher costs of construction, but we believe that quality means the best solution in terms of design, performance, organicity, time and budget compliance. In every project we aim for a direct relationship between interior space and the environment: the natural light plays a fundamental role in the determination of contemporary living.
We do not believe in labels and branded architecture, we rely on a traditional method of making architecture that springs from the place, processing of the material, and reinterprets it in respect to the program, the needs, functions, and performance of the building. A project developed in this way for us is sustainable.
We firmly believe that the client represents a key element in the creation of a living space, therefore the knowledge and the dialectical deepening are preparatory and necessary factors for the success of each project.
The design process begins, takes shape and ends with a focus on the clients’ needs, inspirations, aspirations, aims, budget, and timeline. Through a continuous dialogue, we produce ideas, sketches, mood boards, floor plans, CGI images, models and everything we need to offer a clear exposition of our solutions.
Once the most suitable solution is agreed, all the technical documents are produced to develop the project and define the details for the purposes of the right quotation and realization.
We work closely with builders, finished craftsmen, and installers in order to deliver work to a high finished standard.
Architecture (RIBA Stages 0-7)
We support you in all phases of your project for new buildings, refurbishments and conversions, Listed buildings: brief and feasibility studies, concept design, developed design and planning, technical design and drawings, tender documents, construction site management, completion. According to the brief we provide initial layouts, ideas, mood board, and sketches. All this shows the potential options for your project and it fixes the starting point for the project before committing to finalised drawings.
Interior design and bespoke furniture
We have strong experience in interior design and joinery. We collaborate with master carpenters. In 2018 Bureau69 Architects was awarded as “Best Italian Interior Design project”.
Bureau69 Architects has developed a substantial expertise in Listed Buildings. We completed important restoration projects for medieval and baroque historical buildings (churches, palazzos, private houses) and urban restoration in UNESCO Heritage setting. Our expertise allows us to approach old buildings and structures with attention, respect, competence and a deep knowledge of ancient construction technics.
3D Visualisation (CGI)
After agreeing with the general layout we will provide a developed concept. Renderings and computer-generated images will be used to illustrate the project more clearly. Specific internal and external CGI images can be produced if required after the agreement.
Planning permission and consents
Most new buildings and alterations/conversions of existing buildings need permission from the Local planning authority (LPA), called Planning Permission. If your property falls within a conservation area you will almost certainly require planning consent before you are able to start your works. Certain minor works, don’t need planning permission as they fall under what is called Permitted Development. We can advise you, assist you in dealing with your LPA, with the conservation officers and submitting the planning application providing the complete set of drawings and specifications for your project.
Before your project commences you need to obtain a Building regulation approval to comply with the Building Regulation, the minimum standard for design and construction. This stage is very important and it’s important to know when approval is needed and when it is not. We can provide assistance and support, and we can provide the full set of Building Regulation drawings to be approved. A detailed set of drawings also helps you to obtain a quotation of your project from contractors to give you a reliable cost of before starting on site.
Contract Administration, Project Management, Heath and Safety
We take the Client’s budget and programme extremely seriously and will give shape to the project goals right from inception. From the initiation and planning stages through to the execution of the works on site, we monitor key targets and key milestones to ensure the proposals are developing in line with the project’s constraints. The Construction (Design and Management) regulations 2015 aims to improve health and safety in construction by helping those who work in the industry to sensibly plan the work so that the risks involved are managed, coordinated and communicated from start to finish. Bureau69 Architects can fulfil Principle Designer duties as required in the Construction ( Design and Management ) Regulations 2015, coordinating health and safety matters during the pre-construction phase.
